University Park is its own city, not part of Dallas. It grew up around SMU, which opened in 1915, and it incorporated in 1924 with more than 380 homes. Dallas surrounds it, so it has stayed at about 3.7 square miles with almost no empty lots. A lot of the work here is replacing old driveways and pouring new ones after a house is rebuilt. University Park's paving rules
University Park limits how much of a lot can be covered by hard surfaces, and the limit depends on the zoning and the lot size. A few points that shape driveway work:
- Paving in the required front yard is capped at 50 percent of that yard
- Driveways in the required front yard do not count toward the total lot coverage
- Everything else, like a side pad or a wide parking area out back, does count
- Pea gravel is not allowed, and the old 50 percent credit for masonry pavers is gone
Before we draw a bigger driveway or a new parking pad, we check it against your lot's limit.
Approaches and the right-of-way office
Work in the street or the parkway goes through the city's right-of-way office, not Dallas. The city wants notice before work starts and a call before concrete is placed so an inspector can check it and see the concrete mix. We schedule those calls and have the mix paperwork from the plant ready. Many University Park lots have alleys too, and alley aprons get the same care at the edge as anywhere else in our alley driveway work.
